How We Calculate Our Cash Offers

Most homeowners' frustration with cash buyers is not the number — it is that nobody explains where the number came from. Here is ours.

Cash Offer = ARV − Repairs − Selling Costs − Holding Costs − Profit

• ARV (After-Repair Value) — what the home should sell for after it is fully renovated.
• Repairs — what it will cost us to bring the home to retail condition (labor, materials, permits, contingencies).
• Selling Costs — our cost to resell later (agent commissions, buyer credits, closing costs, staging). We typically estimate ~8–10% of ARV.
• Holding Costs — taxes, insurance, utilities, maintenance, and financing while we own and renovate (usually several months).
• Profit — a reasonable margin to run a sustainable business and cover risk (market shifts, surprises). We typically use ~15%.

If the numbers do not work for you, that is a fine outcome. There is no obligation to accept, and we would rather tell you honestly that selling on the market is your better option than talk you into something.
